Important Information to know Before you Buy Alabama Real Estate
Throughout the years the process has been made easier to purchase homes for first time homebuyers. However renters may not be accustomed to the increased responsibility or financial consequences attached to home ownership.
First of all, there is the monthly mortgage payment which everyone expect to pay, but one must also consider expenses that are not apparent at the time of closing. This might include items that need maintenance down the road. What happens if something unexpectedly breaks down in the home? There is no landlord to call to fix or replace what needs to be repaired or replaced.
Then there are utilities. You now have total responsibility for electricity, telephone, internet and cable service, water consumption and heating. Sometimes you can contact the utility department and get a history report to estimate your costs. This will enable the home buyer to estimate the monthly charge associated with the service.
A major difference in owning verses renting is that you will have total control over the landscaping. You are the one who will need to mow the lawn and take care of the landscaping. Consider this in time or in expense if you plan on hiring a professional to take care of it.
Property Taxes and Home Owners Insurance. A home can be purchased with a tax rate well below the current tax standard and then the rate will spike. Contacting the local taxing authority to inquire what the taxes will be after you own the property is a way in which a prospective buyer can receive current information and not be caught off guard should the taxes increase. If you have renter's insurance than home owners insurance shouldn't be that much of a jump for you. But you will need to contact an insurance company to set up insurance in case of theft or fire.
